    An analysis of the dynamics, challenges and opportunities shaping real estate markets across Asia Pacific.

    Emerging Trends in Real Estate® is an annual series of trends and forecast publications that reflect the views of leading real estate executives in three global regions—Americas, Europe, and Asia Pacific. Undertaken jointly with PwC and the Urban Land Institute, Emerging Trends in Real Estate® provides an outlook on real estate investment and development trends, real estate finance and capital markets, property sectors, metropolitan areas, and other real estate issues. The reports:

    • Tell you what to expect and where the best opportunities are.
    • Elaborate on trends in the capital markets, including sources and flows of equity and debt capital.
    • Indicate which property sectors offer the best opportunities and which ones to avoid.

    David Roberts

    Global Head of Real Estate Strategy, Macquarie Asset Management

    David is the Head of Real Estate Strategy for Macquarie Asset Management (MAM), producing property research across major global markets and sectors for external and internal clients, including Macquarie Group’s Board. Previously, he was a member of UBS Asset Management's Real Estate Team, where he was the Head of Real Estate Research for Asia Pacific, responsible for formulating market views and strategies for the Direct Real Estate and Multi-Manager businesses. Prior to that, David was the UK Head of Research at Grosvenor and worked as an Economist at the Australian Treasury. David holds a Bachelor of Economics from the University of Queensland, a Master of Economics/Econometrics from the Australian National University, and an IPF Diploma in Property Investment.

    Amanda Steele

    Group Executive Head of Property, ISPT

    Amanda leads the development and implementation of enhanced asset strategies across all sectors (portfolio of c140 assets), delivering strong, sustainable returns for our investors. Amanda plays an integral role in leading ISPT's property business and team to maximise the performance of the assets, enhance partnerships across the Group and oversee strategic research programs. Amanda is a driven commercial leader with a strong track record in profit growth, transformational change and addressing persistent cultural and business problems for investor benefit. Most recently, Amanda was Executive Managing Director, Pacific, Property Management, where she was accountable for leading two of CBRE’s largest business lines in the Pacific region. In 2019, Amanda was awarded the NSW Telstra Business Women’s Award (medium-large business).

    Mark Fitzgerald

    Global Head of Research, Affinius Capital

    Mark Fitzgerald is Head of Research at Affinius Capital and is responsible for helping develop commercial real estate investment strategy. He leverages data-driven insights and rigorous market analysis to inform investment decisions, with a focus on enhancing portfolio performance and driving long-term value creation. Mark was instrumental in the development of Affinius Capital’s proprietary AI researchplatform, which has significantly improved the speed, depth, and actionability of market insights. Mark previously led North American Research at Affinius Capital. Prior to joining Affinius Capital in 2014, he held research and strategy positions at PPR. An active leader in the real estate investment community, Mark served as Chair of both the PREA Research Affinity Group and the NCREIF Research Committee. He is a CFA and CAIA charterholder, and holds a master’s in business administration and a master’s degree in Quantitative Finance from Bentley College, as well as a Bachelor of Arts from Tufts University.

    Briar Dowsett

    Fund Manager and Head of Mandates, QIC

    Briar Dowsett is a Fund Manager and Head of Mandates at QIC. In her role she holds responsibility for managing and overseeing separate accounts and mandates - including the QIC Government Office Fund, the Queensland Social Housing Fund and the QIC Government Real Estate Trust and is also the Fund Manager for the QIC Property Fund. With over 30 years’ experience Briar has worked across the finance, superannuation, real estate, infrastructure, and private equity industries including for QSuper (ART), NAB, Commonwealth Super Corporation and BT Financial Group. She joined QIC in 2017. Briar holds a Bachelor of Economics from the University of Sydney, is a Certified Practicing Accountant (CPA), and a Graduate Member of the Australian Institute of Company Directors (GAICD). She is a member of the Property Council of Australia Capital Markets Division Council and is part of their Capital Markets: Fund Managers Roundtable.

    Andrew is a technical real estate professional, starting his career in the PwC Audit division 11 years ago. Andrew has subsequently moved into the Valuations & Advisory team. Given his background, Andrew specialises in providing well rounded advice to a range of clients, including valuations, development feasibilities, transaction due diligence, market soundings and portfolio reviews. Andrew is a certified MRICS property valuer and a Chartered Accountant. Andrew will be presenting the key findings from the 2026 Emerging Trends in Real Estate report.

    Leonie Wilkinson

    Senior Vice President, Brookfield Asia Pacific

    Leonie Wilkinson is a Senior Vice President in Brookfield’s Real Estate Group. In this role, she leads strategic initiatives across Asia Pacific and the Middle East and oversees portfolio management for Brookfield’s Australian core-plus real estate investment strategies. Ms. Wilkinson has over 20 years of experience in real estate funds management. Prior to joining Brookfield in 2020, Ms. Wilkinson was a member of the Queensland Investment Corporation (QIC) Executive Committee. Before joining QIC, Ms. Wilkinson held senior roles at LaSalle and Macquarie Capital, where she focused on real estate private equity advisory, capital raising and investment management. Ms. Wilkinson holds a Graduate Diploma of Applied Finance & Investment from the Financial Services Institute of Australasia and a first-class honours degree in Mathematics and Finance from the University of Wollongong. She serves as Chair of Urban Land Institute (ULI) Australia and on the ULI Asia Pacific Executive Committee.

    Tom Duncan

    Manager, Capital Partnerships, Sentinel Property Group

    Tom is a senior product, strategy and research specialist within a 20-year career in Australia and Europe. He monitors long-term megatrends, considers how these will reshape our economies and societies and advises on what this means for real estate decisions today. In his current role leading capital partnerships at Sentinel Property Group, he manages relationships with a variety of domestic and overseas partners to create and execute successful investment products. Prior to this he was global head of research, strategy & product at Cromwell Property Group in London, head of strategy & product at Swiss private equity group Stoneweg, director of strategy & innovation at Europe's largest institutional real estate owner Swiss Life AM, and held research and consultancy roles at JLL, Colliers and Hill PDA.

    Ms Virginia Anderson is Surbana Jurong’s Regional Head, Australia and New Zealand (ANZ). Leading a diverse, talented team of over 2,600 specialists delivering professional services throughout the project lifecycle. Her focus is on client experience, technical excellence and employee engagement to drive growth across the region. Virginia has over 25 years’ experience in infrastructure advisory; predominantly in the investment, planning and development of major infrastructure projects for both public and private sector clients. Enjoying a diverse career, Virginia has played a key role in shaping major projects across the transport, urban development, education, social infrastructure and health sectors. Commencing her professional life as a Transport Planner, Virginia is most engaged by supporting the functional, economic and social productivity of cities. Prior to joining SMEC in 2022, where she has held several leadership roles, Virginia worked in engineering professional services, State Government in Victoria and founded her own infrastructure advisory firm. A strong advocate for equality, diversity, and inclusion, Virginia has championed the value of curiosity, diversity of thought and lived experience and has worked to break down barriers for women and girls in gender-segregated industries, throughout her career. She is committed to fostering environments where people feel valued, empowered, and able to contribute their best to solving complex challenges and creating positive impact for our clients and communities. Virginia is a Fellow of Engineers Australia and holds a Bachelor of Civil Engineering (Hons) from RMIT University. She has also completed graduate studies in Psychology at the University of Melbourne.

    Scott Mugglestone

    Scott Mugglestone is a Senior Vice President in Brookfield’s Real Estate Group. In this role, he is responsible for sourcing and executing corporate and asset-level real estate investments in Australia, with a particular focus on alternative real estate sectors such as student accommodation. Prior to joining Brookfield in 2019, Mr. Mugglestone was a Director in the investment banking division of UBS Australia. Mr. Mugglestone has a Bachelor of Commerce and Liberal Studies from the University of Sydney and is a CFA Charterholder.

    As the Chief Impact Officer at GBCA, Jorge ensures GBCA’s strategic priorities, partnerships, products and services, including Green Star, to accelerate the transformation of Australia’s built environment – delivering healthier, more resilient, and positive places for people and nature. Green Star was recently recognised as a leading sustainability program for the built environment by the Australian Financial Review. He is a member of Climate Bond Initiative’s Low Carbon Buildings Technical Working Group, GRESB’s Real Estate Standards Committee, Carbon Risk Real Estate Monitor’s Global Industry Committee, and represented WorldGBC in Science Based Target Initiatives Buildings Technical Expert Group.     Karmi Palafox is a strategic planner with 20 years’ experience across Australia and internationally, recognised for her unique blend of expertise in town planning, urban design, and economics. Karmi has served on ULI Advisory Panels in China and the USA. She holds full professional planning credentials in the UK (MRTPI), Australia (MPIA) and the Philippines (EnP), and is Partner at Palafox Associates, a leading urban planning and design practice in Southeast Asia. Karmi specialises in shaping resilient cities undergoing rapid change. She has led multidisciplinary teams on projects in new communities, urban regeneration, leisure, renewable energy, and post-crisis recovery. Her work is grounded in collaboration with government, the private sector, and communities. Karmi leads Tract’s NSW Planning team and delivers integrated, future-focused solutions for township masterplans, city strategies, and planning policy.

    Shay is a C-level operational executive and proven commercial leader with a 24-year track record transforming business lines and organisations. He was previously a Director of Octopus Real Estate, a large UK fund manager and subsidiary of the Octopus Group and has previously served on over 15 boards. Having relocated to Australia 4 years ago, Shay is a Partner of EG Group which spans real estate funds management and proptech investments through EGX, its tech investment division. He is a director and senior member of Executive Leadership team of Avani (commercial buildings digitisation) and Reveal (utility digitisation) where he is focussed with the team on driving automation, machine learning and AI into the operation of commercial buildings and infrastructure respectively.

    Tony Massaro

    Partner, KordaMentha Real Estate

    Tony currently leads the KordaMentha Real Estate team in Sydney Australia, which focuses on equity investments for property development, funds management, the provision of debt, and the provision of advisory services for select clients across multiple asset classes. Through his varied roles as both principal and fund manager (Stockland, ING Real Estate, Ingenia), as well as investor and advisor (KordaMentha, PwC, NM Rothschild & Sons, BCG), Tony brings over twenty years of experience in property investment, funds management, the provision of debt, and property advisory services across diverse industry sectors including retirement, land lease, aged care, residential, industrial, childcare, retail, student housing and commercial office. Tony’s experience includes: Equity Investment and Funds Management – Originated, structured, risk weighted, negotiated, executed and managed equity investments across multiple property asset classes including residential, retirement, student housing, and industrial in Australia and the USA. Debt – Originated, structured, risk weighted, negotiated, executed and managed both senior and mezzanine debt for acquisition as well as refinance purposes for multiple asset classes in Australia and New Zealand. Acquisitions And Divestments – Managed deal origination and negotiation, structuring, due diligence, development planning, and contract negotiations for over $3 billion of property acquisitions and divestments ranging from single assets to large portfolios across multiple asset classes in Australia, the USA, New Zealand and Canada. Strategy Development And Implementation – Developed business strategies, property strategic reviews, and leasing strategies. Managed internal and client teams that have researched competitive landscapes, performed strategic analysis, built financial models, developed presentations and briefed recommendations across a range of asset classes and industries.     A highly accomplished property professional with over 15 years of experience in real assets, including investment management, direct acquisitions, capital strategy, and asset enhancement. With a decade of experience in a global real estate investment platform, I have developed a robust understanding of local, regional, and global market dynamics. I have directly negotiated over 30,000 sqm of leasing transactions, managed $50M+ in capital projects, and executed $1B+ in senior debt transactions, including establishing Invesco Real Estate’s first global Green Loan. As a strategic leader, I am passionate about creating value through innovative investment approaches, portfolio optimisation, and sustainability initiatives. My MBA complements my technical expertise, positioning me as a well-rounded leader in the real assets sector.

    Lee Tredwell

    Senior Director and Head of Australia, Invesco Real Estate Australia

    Lee Tredwell is a Senior Director and Head of Australia at Invesco Real Estate. Lee is responsible for leading the Transactions team – sourcing, identifying, executing and analyzing real estate investments that Invesco evaluates on behalf of its funds and private account clients. Lee began his investment career 2001 and joined Invesco Real Estate in 2019. Lee’s experience has included acquisitions, underwriting and financing through to active asset management, redevelopment and disposals. He has held senior roles with GE Capital Real Estate, Abacus Property Group and Savills Investment Management. Prior to that he commenced his career with CBRE. Lee earned a Bachelor of Property Economics (with Honors) from University of Technology, Sydney and is a member of the Royal Institution of Chartered Surveyors (MRICS).

    Asset Manager, JGS Property

    Claire has over 10 years experience across the full commercial real estate spectrum from strategy, transactions, sales, development, asset management, leasing, and structuring. She is currently an Asset Manager with JGS Property, a boutique investment manager. She is responsible for managing a mixed-use portfolio of office, retail, and life sciences assets. Throughout her career she has worked with a range of clients and investors including superannuation funds, listed and global corporates, government, sovereign wealth funds, private high net worths and not-for-profit organisations. Her experience spans, office, retail, residential, industrial, retirement living, life science, student accommodation and alternative sectors. Claire is the Chair of the ULI Australia Young Leaders Group (YLG) and actively promotes and mentors young professionals to achieve their career aspirations through networking, events, and engagement with the ULI global community. Claire is responsible for the YLG strategy and alignment with the wider ULI network and real estate industry. Claire holds a Bachelor of Property Economics from the University of Technology Sydney.

    Michael Camerlengo

    Executive Leader | Clients and Capital, Housing Australia

    Michael leads the teams responsible for Housing Programs and Housing Capital Solutions and Partnerships at Housing Australia. These teams work with clients to structure, execute and manage senior debt, junior debt and grant financial products to bring housing and critical infrastructure projects to life across the country. These teams work closely with state and territory governments, community housing providers, investors and real estate developers. Prior to joining Housing Australia, Michael worked with KPMG for approximately 20 years across their Sydney, Melbourne and Hong Kong offices. Michael was a Partner and KPMG’s Asia Pacific Head of the Government Sector, and also held the roles of Head of the Infrastructure Sector for China and Hong Kong. Michael specialises in corporate and project finance, PPP and project structuring and in the real estate and infrastructure sectors.

Florian is also skilled in key communication and negotiation techniques, as well as in conducting feasibility analysis, site research, planning, and strategic organization.     Sean McMahon

    Charter Hall

    Sean has over 35 years’ of property, construction, finance and investment banking experience in the real estate sector and is active in the listed, wholesale and direct capital markets. As Chief Investment Officer, Sean is responsible for the Group’s strategy, balance sheet investments, mergers and acquisitions, and development. He brings a wealth of experience across investment markets, diversified across office, industrial, retail, social and residential sectors. Sean has responsibility for driving the development of corporate strategies, capital allocation and reinvestment programs. Prior to joining Charter Hall, Sean worked at national diversified property group Australand (now Frasers Property Australia) as Chief Investment Officer, and was previously responsible for investment and development for all commercial, industrial and retail property. Prior to Frasers, Sean spent seven years at Macquarie Bank as a senior executive in the Property Investment Banking division undertaking property finance, structured finance, funds management and joint venture transactions.

    A scientist and planner by training, Paul blends sustainability, resilience and environmental planning into his role as Technical Director with the Better Business Team. Based in the Hunter Valley (Wonnarua Country), Paul has worked extensively both domestically and internationally across a range of sectors for nearly 20 years. His unique global perspective coupled with Australian context provides a practical, yet ambitious lens on sustainability. Through engaging on industry committees and expert reference panels, Paul is able to influence programmatic and systemic change, while grounding ambition with practical solutions to deliver outcomes. This is further evident through his meaningful case study contributions to Government, Green Building Council and other organisational publications. To deliver quality sustainability outcomes, Paul firmly believes that aligning with international frameworks and benchmarks helps provide a clear direction for organisations. Metrics and targets resulting from this alignment can further push performance and draw linkages, in particular, across climate, nature and human rights. Beyond HIP V.     Eric Steigerwalt is a leader in customer experience and service design, bringing over 17 years of cross-disciplinary experience across strategy, human-centred design, research, and storytelling. He currently leads the customer experience team for the Sydney Metro West project, where he is embedding human-centred design principals into governance and delivery frameworks to shape more seamless, inclusive public transport journeys. Prior to joining Sydney Metro, Eric worked in financial services at QBE Insurance, where he applied design thinking to improve complex customer journeys and uplift organisational design capability. A graduate of UNSW with a Bachelor of Design, Eric combines creative insight with analytical approaches to make public transport more intuitive, accessible, and seamlessly connected for Sydney Metro customers.

    Paolo is Group Head of Sustainability at Frasers Property, overseeing its sustainability strategy across its multinational and multi-asset class portfolio in 20 countries. He has delivered industry leading programmes and solutions at both project and organisational levels across real estate and energy sectors in multiple markets. Prior to his current role, Paolo was the founding General Manager and Chair of Real Utilities, a green energy retailer and utilities business of Frasers Property. Before joining Frasers Property, Paolo held various sustainability and renewable energy roles at Lendlease. With two decades of experience in the real estate sector, Paolo’s sustainability leadership credentials include serving as a Board member of the World Green Building Council, and former Vice Chair of the International Living Future Institute and former Chair of the Property Council of Australia’s National Sustainability Roundtable.

    Fergal Harris serves as Managing Director in the Global Investors Group for Affinius Capital, based in Australia. In this role, Fergal leads investor engagement across Australasia and supports Affinius’ expanding network in Asia and international markets. Prior to joining Affinius, Fergal was the Managing Director of Institutional Capital at HMC Capital. He also held positions at JLL, where he most recently led the Australian capital markets business across Australasia. Additionally, he has held senior leadership roles in real estate banking at First Abu Dhabi Bank (as Global Head of Real Estate) and Standard Chartered Bank (as Regional Head of Real Estate for the Middle East and Africa), both based in the UAE. He also served as Standard Chartered Bank’s Regional Head for Real Estate in Southeast Asia, based in Singapore. Originally from Dublin, Ireland, Fergal began his career in real estate finance and capital advisory there. He holds a Bachelor of Arts degree in Economics and Sociology from the National University of Ireland and has previously served on the Property Council of Australia’s Capital Markets Committee.

    Scott Dunn is Vice President for Asia at AECOM (NYSE: ACM), an $13.2 billion global provider of professional design and consulting services.
