On May 18-20, ULI Japan held a series of events around its annual spring conference. On the evening of the 18th, YLG members travelled to the K5 Hotel and enjoyed craft brews and a unique hotel concept and real conversation with real people. On the 19th, the day commenced with the National Council’s spring meeting. The first session featured Izumi Devalier, Managing Director and Head of Japan Economics at BofA Securities Japan, discussing the impact of demographics on the economy and how demographics point to some interesting conclusions. Tadao Yanase, Senior Executive Vice President, Chief Strategy Officer, Member of the Board of NTT discussed the scope of NTT and its involvement with real estate and the new communication alternative being proposed to remove the growing limitations of the Internet in cooperation with Intel and other firms. ULI Japan NEXT delivered an update on the current situation of Niseko Town in Hokkaido, and also discussed timber and timber REITs.
The conference was titled “Facing, Not Ducking Issues: Taking a Positive Step Forward.” The Lunch Session featuring Lully Miura, President of the Yamaneko Research Institute, looked at political risks and how they should be confronted in the short to middle-term. She was followed by opening keynote Takako Masai, a member of BlackRock Japan’s board of directors providing expert insight on the economy of Japan and its performance going forward. The closing keynote by Professor Yuichi Hosoya of Keio University looked at the impact of the Russian invasion of Ukraine and how that will effectuate change in the balance of Japan–US and Japan–China relationships and how decoupling of the supply chain from China may progress as a means to provide stability to the world.
Sandwiched by these sessions were panels on “Life Science Investment: A Promising Frontier for Real Estate Investment in Japan?” and “Quelling the Elephant in the Closet: Achieving Net Zero in Existing Stock.” The first combined data with actual investors to figure out where the promise lies in this sector in Japan going forward and the latter provided actual case studies to discuss how net zero can be achieved in existing stock.
During coffee breaks, wellness sessions were held and participants enjoyed the office stretch and business walking workshops.
The day concluded with a dinner for ULI Japan sponsors at Four Seasons Otemachi and lively conversations at each of the tables. The filing of the charitable organization was announced and sponsors received thanks for their dedicated support through the past few years.
But the conference was not ready to be done. On Friday morning and afternoon, study tours of TOKYO TORCH and the award-winning Nihonbashi 2-chome District Project were held.
Participants enjoyed seeing real faces and discussing real topics. The next ULI Japan conference will be held on Thursday, December 1.
